Your home still isn't sold and you don't know why. Banks are denying people with back credit and the economy seems to be getting worse. Well now you do not have to rely on anyone to help you sell your home because there are other methods. I have blogspot blog called sale your home when shows you ways to prep your home for sell. So what do you do once you get a potential buyer that can't get approved through the bank? Well I am going ot help with that.
There are more options out there than a bank or real estate agent. If the buyer really wants that house but does not have good credit you just have to get creative a little. I am going to show you two that may be helpful
Lets start with a lease option. In this method the leaser has the exclusive option to purchase the home. There is usually a down payment up front and also the sale price of the house is usually agreed upon. If the tenant is on time with his or her payment pays the deposit in full and makes sure that all minor maintenance is taken care of then they have the right to purchase the house. If not then he or she loses the majority of his deposit
Contract for deed is another option that you as a seller have. A contract for deed is an agreement in which the buyer makes monthly payments towards the purchase of the property to the seller. The seller will retain the title until the payments agreed in the contract are met. Equitable title gives the buyer the right to enjoy all of the benefits of ownership but cannot use it as collateral for a loan since he or she does not have the title. When the buyer pays the amount on the contract the seller will then turn over the title.
Before you even look into doing one of these options make sure you do your research because those unfamiliar in real estate will find it very difficult to do. This is also an option only it you have the time and do not need to have your home sold quickly. There are ways to get your house should at a much faster rate even in today's slow market.
